The work
What the job actually involves
We install new sprinkler and drip systems, and we fix the ones that are already in the ground — broken heads, cracked laterals, stuck valves, controllers nobody has reprogramd in five years, and the classic: a zone watering the fence.
Freeze damage is the most common repair we see. If a system wasn't blown out properly before the first hard freeze, spring start-up is when you find out.
Irrigation is the least visible system on a property and the one that quietly costs the most when it's wrong. A single stuck valve or a lateral leaking underground can run all season before anybody notices, and the first sign is usually a water bill rather than a wet patch.
On older systems that have been patched repeatedly, replacing a zone properly often costs less over two seasons than continuing to chase failures around it.

Test every zone
Run the whole system and watch it, zone by zone. Most problems are visible in one cycle if someone is actually standing there.

Find the real cause
Low pressure across every zone means something different to one dry wedge. We diagnose before quoting parts.

Repair or replace
Heads, valves, laterals, controllers. We'll say plainly when a zone is past repairing.

Reprogram properly
Run times matched to the season and the delivery method. A drip zone on a spray schedule waters almost nothing.

What moves the number
We don't publish a price per square foot, because a number given without seeing the site is a guess that only ever moves upward. These are the things that genuinely change what this work costs — so when you compare quotes, you can see where they differ and why.

Before you call
Irrigation Systems questions
My water bill jumped but I can't see a leak. Why?
Most commonly an underground lateral break or a valve not closing fully. Both run continuously and neither necessarily surfaces. Worth checking sooner rather than later.
When should the system be winterized?
Before the first hard freeze — mid-October to early November most years here. Doing it after the freeze doesn't undo the damage.
Can you work on a system you didn't install?
Yes, most of our irrigation work is on existing systems.
Is drip worth converting to?
In beds, almost always. Wind and low humidity here make spray very wasteful, and drip also cuts weeding because the gaps between plants stay dry.
Do smart controllers actually help?
They can, if they're set up properly. An unconfigured smart controller is just an expensive timer.
