What the job actually involves
Overseeding thickens a lawn that's gone thin and crowds out the weeds that move into gaps. Full seeding starts a lawn from scratch. Both live or die on seed choice, soil contact and the watering that follows.
Timing matters more here than most places. Seed into the wrong end of the season and you're feeding birds. We'll tell you if you should wait rather than take the job at the wrong time of year.
Seeding is cheap in materials and expensive in patience. The seed itself is a small share of the cost — everything else is preparation and the three weeks of watering that follow.
Get the timing right and it's the best value in lawn care. Get it wrong by a month and you've fed the birds, which is why we'd rather turn a job down in the wrong season than take it.

We don't publish a price per square foot, because a number given without seeing the site is a guess that only ever moves upward. These are the things that genuinely change what this work costs — so when you compare quotes, you can see where they differ and why.

Seeding questions
When is the best time to seed here?
Early autumn, comfortably. Warm soil, cooling nights and almost no weed competition. Spring is a distant second.
How long until it looks like a lawn?
Germination in one to three weeks, a usable lawn in a season, properly established the following year.
Can I seed and use pre-emergent the same spring?
No — pre-emergent stops grass seed germinating too. Pick one. Most people do pre-emergent in spring and seed in autumn.
Will overseeding fix a weedy lawn?
It helps a lot. Thick turf crowds weeds out. But if the lawn is more weed than grass, a renovation is the honest answer.
What seed do you use?
Usually a turf-type tall fescue or fescue-heavy blend. It roots deeper than bluegrass, which is what matters in a dry summer.
