What's different here

Gardnerville properties run the whole range: compact town lots off Main Street, newer subdivision back yards, and multi-acre parcels out toward the ranches. They want fairly different things, and we build for what's actually there rather than working from one template.

• Valley-floor wind

  The afternoon wind coming off the Sierra is why spray irrigation wastes so much water here, and why we push drip in beds. It also shapes where a fire pit or seating area actually wants to go.

• Rock, and plenty of it

  Cobble and decomposed granite through most of the valley. Great for drainage, hard on excavation — and the reason we quote base work honestly rather than optimistically.

  Very few mature trees on newer lots. Planting for shade is a long game here, and picking species that survive the exposure matters more than picking pretty ones.
